INVESTORS IN SPAIN

A recently published Law 14/2013, of 27 September, to support entrepreneurs and their internationalization. BOE Saturday, 28 September 2013 Among other things, includes the possibility that foreign investors obtain a residence permit in Spain for the purchase of a home. In this regard, the initial project of obtaining the residence permit for a home purchase in the amount of € 500,000, which must be free of all liens and encumbrances. We review the most important aspects of obtaining a residence permit for home purchase in Spain.

Residence visa for investors

\n

Be understood as a significant capital investment to acquire real estate in Spain with an investment of not less than 500,000 euros per applicant value. 

\n

Form of investment accreditation

\n

The applicant shall prove to have acquired ownership of the property certification through continuous information domain and the Land Registry charges applicable to the property or properties. The certification will incorporate an electronic verification code to your inquiry online. 

\n

If at the time of the visa application, the acquisition of the properties were in the process of registration in the Land Registry, will be sufficient to submit this certification stating current seat submission of the acquisition, accompanied by supporting documentation for payment of the corresponding taxes. 

\n

The application shall have an investment in real estate de500.000 euros free of any liens or encumbrances. The share of investment in excess of the required amount may be subject to liens or encumbrances. 

\n

Effects The residence visa for investors

\n

The granting of residence visa will be enough for investors to reside in Spain for at least one year title. 

\n

Residence permit for investors

\n

Foreign investors wishing to reside in Spain for more than one year, shall be provided with a residence permit for investors, which will be valid throughout the national territory. To apply for a residence permit for investors, the applicant must also meet the general requirements for stay or residence shall: 

\n

a) Hold a residence visa for investors in force or found within ninety calendar days after the expiration thereof. 

\n

b) Having traveled to Spain at least once during the period authorized to reside. 

\n

c) The applicant must demonstrate that the investor owns the asset or property for as little as € 500,000. To do this you must provide the certificate or certificates of proficiency Land Registry corresponding to the property or properties and must be dated within 90 days prior to filing. 

\n

Duration of residence permit for investors

\n

The initial residence for investors will run for 2 years. 

\n

Once that deadline, those foreign investors who are interested in residing in Spain for longer than may request renewal of the residence permit for investors for the same term of 2 years.
